The Southern Peripheral Road (SPR) and the proposed Global City will also make Gurgaon an attractive investment hub. Continue reading to find out more. Dwarka Expressway, also known as Northern Peripheral Road (NPR), was announced in 2007 and was intended to be an 18-km signal-free stretch.
A total of 14 km of the original 18 km were completed by 2016. However, other inexplicable issues, including tree transplants, litigation, pandemic-induced lockdowns, and multiple construction bans to combat air pollution, made the project difficult to complete. Over the years, several more routes were approved and planned to the scope of the project, bringing it to its current length of 29 km.
On completion, the Dwarka Expressway will significantly facilitate traffic inflow between Delhi and Gurgaon. Here are some other key highlights of the Dwarka Expressway, making it one of the most anticipated infrastructure projects in the country.
Designated as a significant focal point in the Gurgaon-Manesar Master Plan, 2031, the area has caught the attention of Indian Railways and Haryana Urban Development Authority (HUDA). They have formed an agreement for constructing a railway overbridge within the project, which has a designated land area of one km. This particular project stands out from others due to its convenient direct connection to Indira Gandhi International (IGI) Airport and Gurgaon. In September 2013, HUDA abided by the court's verdict and rightfully compensated petitioners in nearby areas along Dwarka Expressway. Although DMRC proposed a metro rail corridor along this project, it is still pending approval. Once approved, it will enhance metro connectivity between Gurgaon and Delhi. Another exciting feature is the planned five km tunnel leading to Terminal 3 (T3) at Delhi's IGI Airport, also known as the Delhi Airport Tunnel Expressway.
The Dwarka Expressway is a remarkable engineering feat, showcasing several groundbreaking features. One of its notable achievements is being India's first single-pillar expressway with underpasses and service roads spanning 19 kilometers. Additionally, the project boasts the country's longest and widest 16-lane urban tunnel, and during construction, over 1,200 trees were re-transplanted for the very first time along the route. It also holds the title of being the country's inaugural eight-lane elevated expressway, spanning an impressive 563 kilometers in length.

It begins at Shiv Murti in Mahipalpur, Delhi and ends at Kherki Daula toll plaza, Gurgaon. This newly operational stretch of NH 48 will also improve traffic flow between Delhi and Gurgaon. At the cost of Rs 4,100 crore, this 19-km Haryana section of the expressway will cut commuter travel time by at least 20 minutes for about 90,000 commuters.
As a result of the project's completion, the travel time between Dwarka and Manesar will be reduced to 15 minutes. For the same reason, the journey between Indira Gandhi International Airport and Manesar will take 20 minutes.
Here is the route alignment for the 29-km long Dwarka Expressway, divided into sections for Delhi and Haryana. On March 24, 2021, NHAI announced that the Dwarka Expressway (and Delhi-Jaipur Expressway) would be India's first toll-free highway.
A decade has passed since the expressway was originally scheduled for completion in 2012. The current pace of construction suggests that the completion date is not too far off. In fact, the 19-kilometer stretch of the Dwarka Expressway is now operational after years of construction.
Since Gurgaon is an established IT hub, Gurgaon receives a high number of employees from Delhi and its NCR areas. The Dwarka Expressway provides extensive connectivity with Delhi and decongesting the Delhi-Gurgaon Expressway. In addition to improvements in commutation, the upcoming expressway is also expected to offer rental and residential options.
Several residential real estate projects have been developed along the Gurgaon stretch of the Dwarka Expressway. Sectors 83, 84, and 99-113 are residential areas, while Sectors 105, 106, 109, 110, 110A, 111, 112, and 113 are commercial areas. Over the past five years, sectors near the highway in Gurgaon, including 112, 36A, 99 and 108, have seen exceptional price increases (approximately 100 percent). With many residential/commercial projects along the Dwarka Expressway, ribbon development can be seen in the area. In fact, popular builders such as Godrej Properties, Indiabulls Real Estate, Tata Housing, Emaar India, M3M India and Sobha Developers have launched several residential projects in the region.
It is expected that properties along the Dwarka expressway will witness a higher price appreciation, so early investors can expect a higher ROI. According to Sandeep Kumar, owner of Shelter Homz in Gurgaon, the Dwarka Expressway is a game-changer for both real estate investors and homebuyers. This area is highly sought after by working professionals from all over the country due to its close proximity to both Gurgaon and Delhi. However, the current real estate supply in these cities does not match the high demand, resulting in inflated property prices. Fortunately, the numerous housing projects being developed along the Dwarka Expressway offer a more affordable option compared to Gurgaon and Delhi, aiming to meet the increasing demand.
According to Neeraj Goel, a dealer from Platinum Real Estate, renowned developers such as Tata Housing, ATS Realty, and Godrej Properties have entered the real estate market along Dwarka Expressway. These developers are offering various housing societies in different sectors along the expressway, featuring 2 BHK, 3 BHK, and 4 BHK units. The prices of these homes range from Rs 20,000 per sq ft to Rs 50,000 per sq ft, catering to both mid-segment and high-segment groups. As the completion date of the expressway approaches, most of these sectors have witnessed significant price appreciation. Moreover, affordable housing projects are also planned in this area. Despite being well-connected to Delhi and Gurgaon through the e-way, the rental demand in these sectors is not as high as in developed areas. However, it is expected to rise once the expressway is completed.
New infrastructure developments are underway along the Dwarka Expressway as the authorities move forward with plans for the Gurgaon interstate bus terminal (ISBT). The project has been identified for two potential sites near the expressway, including one in Sihi village and one in Sector 36A. After inspecting the Sihi site, Deputy Commissioner Nishant Kumar Yadav directed officials to prepare detailed maps that would be approved by the state government. Commuters will also benefit from ISBT's proximity to the Dwarka Expressway, which will relieve congestion in Old Gurgaon's bus depot.
After facing multiple delays, the Dwarka Expressway in Haryana is finally ready for operation. The 19-kilometre stretch, built at a cost of Rs 4,100 crore, is divided into two sections - a 10.2-kilometre part from Delhi-Haryana Border to Basai Rail-over-Bridge and an 8.7-kilometre segment from Basai Rail-over-Bridge to Kherki Daula. On March 11, Prime Minister Narendra Modi inaugurated the Antriksh Chowk section at Sector 25. This newly opened part is expected to ease traffic on NH 48, which connects Delhi and Gurgaon, reducing travel time by 20 minutes for over 90,000 daily commuters.
Dwarka Expressway could soon be fully operational for commuters. Nitin Gadkari, Union Minister for Highways and Road Transport, said in his latest dialogue with the media that the expressway will be operational by the end of December. Once operational, it will not only be the first eight-lane access-controlled expressway in India, but will also reduce air pollution levels in Delhi and NCR.
By December 2022, the 19 km stretch in Gurgaon is expected to become operational. While there has been no completion announcement on the remaining 10 km Delhi stretch, speculation is rife that given the progress, the remaining 10 km stretch may be open to public use by mid-next year. The Dwarka Expressway will only become operational after that.
Whether considering an investment or a place to live, connectivity plays a crucial role in the decision-making process when purchasing a home. This is why many people choose to buy property near major expressways. Not only does great connectivity provide convenience, but it also adds value to the area, making it an attractive option for buyers. The upcoming Dwarka Expressway is expected to experience growth due to its planned development; however, before making any investments, be sure to thoroughly research and plan your finances.
